Let me know when you are back but in the interim we have got it on the
market with a board up.
Strictly speaking, we require the EPC in place but, touch wood, we have not
had any problems with Trading Standards.

Thanks for the message.
Bill I’m away at the moment again unfortunately until September 24th.
Not sure about the lighting being 40 years old and we only use the bottom
basement for storage. So it’s not used as offices. I’ll have to have a look
at getting the compressors and what it will cost. But concerned about that.
I’ can get the lights done but we were also looking at getting any damp done
downstairs also if that would help. The offices and storage areas upstairs
have had planning permission for flats I just need to let the council know.
I’ve not managed to send the agreement through as I’ve not got a scanner but
don’t worry I’ll get it across ASAP.
Might have to wait until we get back before we move forward

As mentioned Chandos Street is a bit of a challenge,
4 floors with solid walls - elec storage heating and poor lighting (40 yrs
old.) poor glazing
I have the upstairs as offices and storage as it tends to pan out better
than domestic (which it isn't)
At present it is coming out at a low "G" rarting.
To get it just into the required "E" then the software is showing possible
improvements as follows.
If the ground floor and basement offices can have a single room Air source
heat pump in each (AC units) with a seasonal energy rating of at least 4
(SEER) -easily installed with compressors on rear external walls and in
addition the lighting in the central office in the basement is changed form
Tungsten lighting to same fittings LED - easily done - then it shows an E
can be achieved.
Not sure of cost but have used either Westcot Coventry of Chillaire Nuneaton
in the past though no connection to either - Westcot usually at cheaper..
Once they have made a decision then I can return and get the certificate
registered asap

and we only use the bottom basement for storage. So it=E2=80=99s not =
used as offices. I=E2=80=99ll have to have a look at getting the =
compressors and what it will cost. But concerned about that. I=E2=80=99 =
can get
the lights done but we were also looking at getting any damp done =
downstairs also if that would help. The offices and storage areas =
upstairs have had planning permission for flats I just need to let the =
council know.<o:p></o:p></p>
