Sorry for the slight delay in getting back to you but I have been slightly
indisposed in the last couple of days but I am back in the office now.
We are cracking on getting boards erected, marketing particulars out and we
are having an EPC carried out shortly in order to satisfy trading standards.
As agreed, we are going to indicate offers in excess of £350,000 and will
arrange accompanied viewings with any interested parties.

I am not going to say that you wont get more than £350,000 in the current
market because there is a weight of money trying to find a home in property
but what I would say is that we would need to be selling to a cash purchaser
and not reliant on a bank valuation. We are in the process of completing a
sale of a sitting investment at Regent Street (particulars attached) where
we did have a competitive bidding situation. Unfortunately, this all went
on hold due to Covid but we are now seeing the market coming back to life.
We are happy to give this a go and I would like to erect a board, get the
particulars into the market and lodge it on the relevant websites that we
utilise. We don’t need any money up front from you but we would reserve the
right to charge marketing costs once we have sold the building or if it is
withdrawn.
I would like to at least have a good run of say three/four months in the
market before we decide what we wish to do. I propose that we quote “offers
in excess of £350,000 subject to contract” and see what comes along. I
would anticipate that you are going to get an awful lot of Asian investors
wishing to view.
