Timescales – you would probably be looking at 2-3 months for the transaction
to go through so we would be aiming around xmas.
Our fee would be equivalent 1.5% plus VAT as per agency agreement so £4,875
plus VAT
Process would be to produce terms and instruct solicitors on this basis.
Given the property requires finance, purchasers solicitor will need to
request searches as well as raising Commercial Property Standard Enquiries.
Furthermore, they will need to have the property valued by a ‘red book’
valuer on behalf of the lender. This is what could hold matters up
dependent on the availability of the valuer.
