What Bank of England base rates really mean for investors

The Bank of England base rates has held at 3.75% since December 2025.
Inflation has continued to ease, falling from 3.4% to 2.8% in the most
recent May 2026 reading. With the next Monetary Policy Committee review due
towards the end of this month, the key question isn't just whether rates
will fall, it's by how much, and what that means for the property market.
Base rate movements don't affect every investor equally. The impact varies
significantly depending on how an investment is structured, and where in the
UK it sits.
Regional markets are responding very differently to the same rate
environment. The Southeast recorded annual house price falls of around 1.4%
in April 2026, while the Northwest grew by 5.6% over the same period. Higher
property values in the South mean larger loans, greater sensitivity to rate
change and tighter affordability. Further north, lower entry prices are
cushioning investors against the same pressures.
How an investment is financed matters just as much. Average two-year fixed
buy-to-let mortgage rates currently sit at around 5.4%, meaning leveraged
